The client, TFMC requested design studies for this very prominent site in the Foreshore area in Cape Town. The close proximity to the CTICC convention center and numerous hotels in the the precinct fueled the  multi use – office / hotel viability study. the current building structure , designed in 1970,   can accommodate an additional 5 storeys to increase the building height to almost 50m . The possibility of converting a number of floors into DC facilities have been investigated
